Both buyers and sellers often misunderstand how square footage is calculated and what is included.

Multiplying out room sizes does not give you accurate square footage. Many people don’t understand their local assessor’s office has based their square footage on estimates, not accurate calculations. A quick walk of the perimeter of the ground floor of a property and a guesstimate about lower and upper floors has determined your square footage. Errors often occur and they could result in figures that are too low or too high. Too low and you have extra square footage that could result in a higher sales price. Too high and you could be paying higher taxes than necessary.


Measurement Standards for Single Family homes.

As of April 1, 2022, Fannie Mae began requiring the ANSI home measurement standards for all appraisals of single family homes. Since the standard is not used universally, you may see discrepancies between public records and square footage determined by an appraiser. Our client is a real estate agent. Square footage for single family townhouses in Boston can be based on older, outdated, and inaccurate city records.


We were hired to determine the accurate square footage prior to listing the property for sale. Our team measured the entire property, inside and out and researched the property deed to determine the exact thickness of shared party walls. Our calculations determined the property was 179 SF larger than the actual city record.


The property sold quickly for it’s list price, working out to $1,432 per square foot. The additional 179 SF netted the sellers a sales price that was $256,328 higher based on actual square footage calculations. We were able to provide stamped and certified floor plans to substantiate our calculations.

We worked to determine the accuracy of square footage provided to a client by a photographer.


They had used square footage generated by a Matterport branded floor plan to market the property.


Using ANSI guidelines, we determined the difference between the actual square footage was 310 SF. Based on the listing price of $435 per square foot, there was $134,850 in value being marketed that had initially been based on incorrect square footage information.
